Use of Golf Cars

In the communities covered by this directory, golf cars are fully licensed vehicles with all the rights and limitations of an automobile. Some of them move more slowly than you may like (they don't exceed the speed limit), but they have every right to the lane they occupy. On some streets, such as Del Webb Boulevard, the curb lane is extra wide so that a car may pass a golf car without moving into the left hand lane. On all other streets, you must move into the left lane to pass.

Golf cars must obey all traffic laws, and must be operated only by licensed drivers. When you are driving your car, treat golf cars with courtesy and care. They are a lot smaller and more vulnerable than you are, and not as nimble in getting out of your way.

Deed Restrictions

Most people have never had to live with deed restrictions; they don't understand them, and sometimes ignore them with unfortunate consequences. But deed restrictions constitute part of the rules under which you committed to live when you bought property in the Sun Cities.

At the time of closing on your home, your title company should have given you a set of deed restrictions. They set forth in writing what you can do and can't do with the property you bought. Find them now and read them carefully. There are dozens of different variations to deed restrictions, but they will tell you:

• How close any part of your house can come to your side, front and rear property lines.
• Where and how high walls, hedges and fences can be.
• What besides your house and a garage can be built on your property; the answer is nothing.
• Whether you can conduct any business on residential property; the answer is no.
• Where you can hang clothes, stack wood and store equipment on your property.
• Where and for how long you may park recreational vehicles on or adjacent to your property.
• If you live in a condominium, your chairman can tell you what additional rules apply to you.
  

Other Limitations

Retirement communities fall under the regulations of the federal Fair Housing Amendment Act of 1989, which says that at least one person living in a residence must be 55 years old or older. The Sun Cities also come under Maricopa County's Age Restricted Zoning Ordinance. Its Senior Overlay limitations state that no one younger than 19 years old may be a permanent resident of Sun City.
